VOCABULARY & TERMINOLOGY

The following in an understanding of on-site vocabulary and terminology in the building of a new home. Items marked {B-N} are included with all turn-key housing, by Builder’s Network

FOUNDATION:
All concrete will be 3,000 psi mixture with steel reinforcement (per code). Walls will be 10” thick, unless other specified, footings to be 12” x 24” with a 4” poured concrete floor. Windows in foundation are approximately 16” x 30” wood with double sliding glass panes and screens. Floor preparation includes stone under floor. B-N

KNEE WALL:
Includes framing, sheathing and labor only for siding and windows. We suggest that windows and siding be ordered as an option when building a modular home (see plan). B-N

LOLLI and SILLS:
Includes installing sill sealer, pressure treated sill plate at perimeter of foundation wall Columns to be spaced on a continuous footing in basement. B-N

EXCAVATION:
Includes burying stumps, digging and backfilling foundation hole and rough grading the building site with materials from the site. Removal of ledge or rock or additional fill will be an additional expense.

STONE & DRAINAGE:
Perimeter drains will encompass the entire house, 3/4” stone will be used, covered and where possible daylight drain. If it is not possible to daylight drain provisions for a future sump pump will be available to the homeowner’s discretion.

SEPTICE SYSTEM - WATER WELL SYSTEM:
To be installed per engineered plan supplied by the owner to the excavation contractor. Water well includes drilling of well, using well casing to ledge, drilling through ledge until water is obtained. Included will deep hole is the well pump, holding tank, piping, wiring and ground from well into house.

PUBLIC WATER & SEWER HOOK-UPS:
Water to include 3/4” to 1” K copper from curb stop to house and main shutoff in basement. Sewer to include 4” PVC or ABS pipe from inside basement to outside basement, then 35 SDR from there to curb stub.

PLUMBING
When a modular home is ordered, this includes connecting all fixtures stubbed in the basement from the factory, installing washing machine hookup in the basement, and connecting to the main sewer and water line. We all will connect hot water heater to system and install one outside exterior faucet. Permits, finals, and inspections are included. B-N

ELECTRICAL:
When a modular home is ordered, this includes all wiring stubbed in the basement from the factory to the main breaker panel, wiring for washer & dryer, overhead service from utility pole to house, four basement lights, wiring for hot water heater, well pump, furnace, and lighting at all exterior doors. Permits, finals, and inspections are included. B-N

CRANE AND SET:
This process includes crane cost, setting the home on the foundation and enclosing the exterior to be weather tight.{see installation guidelines and definitions} B-N

INTERIOR CARPENTRY:
Includes all on site carpentry work, such as basement stairs, insulation, drywall and handrails needed to finish the home to move in condition. B-N

EXTERIOR CARPENTRY:
Includes all on site carpentry work such as siding the home, installing front and or rear set of stairs/steps, building of decks or front porches, specified on individual contract. B-N

INTERIOR STAINING or PAINTING:
Includes any staining or primer painting not finished by the factory. {All modular housing packages come with a white latex paint prime coat} B-N

EXTERIOR STAINING & PAINTING:
Includes any staining or painting not furnished by the factory to complete the home. Refer to individual contract. B-N

UNDER HOUSE GARAGE:
Included are a 4’ frost wall foundation, poured reinforced slab floor, garage door(s), garage door openers, finishing the interior with fire-rated sheetrock, insulating the interior to code, interior door to basement, and electrical to code. B-N

ATTACHED GARAGE:
Includes a 4’ frost wall, poured reinforced slab floor, garage door(s) with openers, and other specifications i.e.: bonus rooms above garage to code. B-N

DEBRIS REMOVAL:
Consist of removing all construction debris from the site at the time of completion.
